European real estate investment and asset management conglomerate Indotek Group has announced the sale of its Cybernetyki Office Center in Warsaw. The transaction supports the Group’s strategy to optimize its regional office portfolio, respond to evolving CEE market dynamics, and capitalize on growing demand for adaptive reuse opportunities in the Polish capital.
Cybernetyki Office Center is located in Mokotów district, Warsaw’s largest non-central business hub. The property, classified among Indotek’s non-core office assets, offers 7,825 square meters of usable area and benefits from strong public transport links and proximity to Warsaw Chopin Airport. The building has been acquired by an owner-occupier and will be repurposed from its original office function, reflecting increasing demand for smaller, adaptable assets suitable for non-office uses.
Its size and layout make it well-suited for adaptive reuse, a segment experiencing increasing investor and occupier interest across the city.
“This transaction is a strong example of our capability to reposition and manage assets in line with real market needs. Since acquiring the property in 2021, we have focused on unlocking its potential and preparing it for future functions. The sale confirms the value created through our active asset management approach,” a spus Małgorzata Więcko, Head of Asset Management Poland, Indotek Group.
According to Szabolcs Szimler, Director of International Real Estate Transactions at Indotek Group, the deal reflects broader market trends in Warsaw:

The disposal of Cybernetyki aligns with our long-term strategy to realign our portfolio in Poland and across the region, focusing on value creation and sustainable transformation.”
This is Indotek’s second transaction on the Warsaw office market within the past 12 months, following the sale of the Bokserska Office Center to Polish charter airline Enter Air in December 2024.
